Rent is due on the 1st of each month. A grace period may apply per your lease terms. Late fees are charged after the grace period expires.
Log in to your resident portal and submit a maintenance request with a description and photos. For emergencies, use our emergency maintenance line available 24/7.
Please refer to your lease for specific notice requirements. Generally, 30 days written notice is required before your lease end date. Contact us to confirm your specific obligations.
Pets are permitted only in pet-friendly properties with prior written approval, completed pet screening, and payment of the required pet deposit/fee and monthly pet rent. Unauthorized pets are strictly prohibited.
We’ll contact you approximately 60–90 days before your lease expires with renewal options. Upon agreeing an electronic lease will be sent to you to sign. If you’d like to discuss renewal early, reach out through your portal or contact our office directly.
For routine and non-urgent repairs, submit a request directly through your Resident Portal. Include a detailed description of the issue along with photos or short videos to help our maintenance team diagnose and resolve the problem efficiently.
Emergency situations that require immediate action include:
- Uncontrolled water leaks or active flooding.
- Total loss of heat during freezing temperatures.
- Total loss of air conditioning during extreme heat advisories.
- Gas leaks or the smell of natural gas (evacuate immediately and contact your utility provider/911 first).
- Complete loss of power or sewage backup into the unit.
